Sellers Know The Home Is Over Appraised Value

Many times when a home appraisal comes in much lower than the purchase price, it’s because the home is over-improved. Over improvement happens generally when the seller invests money in fancy landscaping, top of the line cabinets, luxury flooring and resort style pools.

Unfortunately, there’s a diminishing return on the cost associated with these improvements.
